Tier 1 — Functional ($8K–$15K)
The freestanding-cart approach. A quality grill on a matching cart, a side table, maybe an outdoor refrigerator. You're not building anything permanent. Setup time: 1–2 weekends.

The Costs Most Buyers Forget
Gas line install: $500–$3,500 for a plumber to run NG service to the island. LP skips this cost but requires tank management.
Electrical: $300–$1,200 per weatherproof outlet inside the island. Plan for one per appliance.
Vent hood ducting: $1,500–$3,500 if the grill sits under any roof structure.
Patio surface prep: $2,000–$5,000 for re-pour or pier work if your existing patio isn't rated for an 800–1,500 lb island.
White-glove freight: $200–$700 per item to bring it to the install point instead of dropping it in the driveway.
Where to Save
1. Stick with NG over LP if you have city gas. No tank refills, no running out mid-cook.
2. Skip the rotisserie kit upfront. Add later as an accessory if you actually use it.

Where Not to Cheap Out

2. Stainless grade. #304 lasts 15–20 years outdoors. Cheaper grades pit in 3–5.
3. Vent hood. Non-negotiable if there's any roof coverage. Cheap hoods don't pull smoke properly.
4. Gas line install. Hire a licensed plumber. DIY gas work is illegal in most jurisdictions and dangerous everywhere.
